A new neighborhood connected to a resort community in the Boiling Springs area has officially opened. One hundred and twenty-eight houses are planned for The Porches at Allenberry, a neighborhood connected to the Allenberry Resort & Playhouse in Monroe Township, Cumberland County. So far about a dozen homes have been sold. The homes are expected to be built over a four year period, with some floor plans beginning at nearly $600,000. The houses will have a farm style design with long porches, and garages will be located in the rear of each home. Some of the possible features (depending on the floor plan) include: a patio, dining room, great room, gourmet kitchen with a large center island, storage room, laundry, covered walkway, den, fireplace and large pantry. Houses can be customized and will take six to eight months to build. Items like a swim spa and a hot tub can also be installed.
There are a number of floor plans for The Porches:
The Carriage Collection includes the Tungsten, Harvey and Brook plans, which begin at $362,400 and range from 1,717 square feet to 2,217 square feet, and from two to three bedrooms and two to two-and-a-half bathrooms. The Meadow Collection include the Dahlia, Lea and Heather plans, which begin at $392,800 and range from 1,717 square feet to 2,217 square feet, and from two to three bedrooms and two to two-and-a-half bathrooms. The Hillside Collection also has three plans, which have three to four bedrooms and three to three-and-a-half bathrooms. The Crockett plan ranges from 2,300 to 2,700 square feet and begins at $482,200. The Mountain Laurel plan ranges from 2,600 to 3,150 square feet and begins at $590,665. The Appalachian plans ranges from 2,800 to 3,520 square feet and begins at $593,315.
All floor plans can be customized from single-level living to two-story designs. All floor plans feature a minimum of a two car garage as well as storage.
The neighborhood will include features like bocce courts, gazebos and gardens. A paved golf cart path connects the neighborhood to the Allenberry resort, which includes The Barn restaurant and bar, a cafe, the playhouse, a spa, lodging and a pool patio. The Yellow Breeches Creeks runs through the resort. Outdoor activities at Allenberry include fly fishing, biking, hiking, kayaking, and more. Allenberry also has spaces to host weddings and other special events.
There will be a clubhouse at The Porches. A nearby property was acquired in the sale of Allenberry Resort a few years ago that will be used as a farm called “Allenberry Farm”, which will carry on the “farm-to-table” concept at The Barn Restaurant. Community gardening will be available at the neighboring farm.
The resort owners, Mike and Katie Kennedy, purchased the resort back in 2016. Mike Kennedy is a partner at Wormlersyburg-based Integrated Development Partners, the developer of The Porches at Allenberry. The Kennedys purchased the resort from the Heinze family. In 1944 Charles A.B. Heinze purchased the property along the Yellow Breeches Creek. When the current owners purchased the Allenberry Resort, the land for the houses and the farm was part of the deal. Major renovations took place at Allenberry after the resort was purchased in 2016.
A grand opening event was held last week when the first model home opened at 298 Breeches Run. And the grand opening celebration began last Saturday and will continue until Sunday. The model home will be open each day during the grand opening celebration from noon to 6 p.m.
