Our Mission

IDP’s mission is to develop Central PA into a first-class region by focusing on the area’s unique features while utilizing existing assets, creating new incentives, and structuring them to attract new investments. IDP aims to develop real estate that creates and builds a better sense of community in the region.

Our Story

Integrated Development Partners, LLC (IDP) was started by three partners; Jonathan Bowser, Mike Kennedy, and Justin Kuhn with an aligned vision to develop real estate, build a better sense of community, improve the quality of life for our neighbors and contribute to the long-term economic vitality of the region.

The vision of IDP started with Mike Kennedy, a Camp Hill native, who worked with his father in the railroad business. In 2000, Mike started TRAC - The Railroad Associates Corporation, and less than a decade later, the company was named one of the top 15 small workplaces in the United States by the Wall Street Journal. Mike’s travels across the country in the railroad business inspired him to redevelop complex real estate projects in the Central Pennsylvania region.

In 2013, Mike saw an opportunity to convert the old Sun Motors dealership on the Carlisle Pike into a vibrant mixed-use complex, now known as The Hampden Terminal. The buildings that sat vacant for years on a busy intersection now have become the top destination on the West Shore. A beautiful courtyard and waterfall now join the old dealership and service center buildings. The existing structure is now the home for Evergrain Brewing Company, Cork & Fork, Title Boxing, and Evolve Hair Salon. Future plans include the addition of a 70-unit residential community.

The success of Hampden Terminal fueled another significant redevelopment opportunity for Mike Kennedy to restore the historic wonder of the Allenberry Resort in Boiling Springs, Pa. Currently, endorsed by Orvis, the tradition of good times and relaxation continues at Allenberry Resort.

In December 2018, a ground-breaking ceremony was held for a 125 single-family residential community connecting to the resort. With progressive vision, influenced by a deep reverence for tradition, this 57-acre resort has been masterfully renovated, maintaining its history and charm, while offering updated accommodations and luxurious amenities.
