Integrated Development Partners, LLC (IDP) is pleased to present “The Porches at Allenberry” – a 128 single family resort style community. 

Just over a year after the official ribbon cutting ceremony of the renovated Allenberry Resort & Playhouse, the owners, Mike & Katie Kennedy are unveiling their plans for a farmhouse style 128 single-family residential community connecting to the resort. Mike and Katie purchased the property in 2016 from the Heinze family. In 1944 Charles A.B. Heinze had a vision for a resort and playhouse when he purchased the property along the Yellow Breeches Creek. 74 years later, the Kennedy’s have a similar vision. The basis of this project was on the principle of how towns had been built for centuries:  walkable, amenities near housing, and accessibility to public spaces. Some of the new amenities will include a farm, the “Allenberry Farm,” free ranged chickens, a local CSA for produce and other locally sourced food and products. The farm will carry on the “farm-to-table” concept at The Barn Restaurant. 

The outdoor activities guide at Allenberry creates a weekly schedule that includes fly fishing, biking, hiking, rock climbing, shooting, and kayaking. In addition, the Resort received a significant milestone by earning the Orvis endorsement.

What is reflected in the hand-hewn wood, industrial caged filament bulbs and rolling barn doors at the resort are the fundamental elements found in the modern farmhouse floor plans. Renowned architect and urban planner, Michael Medick of KTGY, has spent his career as part of the new urbanism movement. His deep understanding of the desires of people to maintain privacy, to live in homes that are both practical and beautiful, and his commitment to the natural products with low maintenance mindfulness has generated some of the most unique, high-profile neighborhoods in the nation. Mr. Medick has served as chairman of the American Institute of Architects (AIA) National Housing Committee and a member of AIA’s Livable Communities Committee.

The new urbanist streets are designed for people, for mobility and for access to public spaces. A multimodal paved path will connect directly to the resort. This active lifestyle will enjoy golf carts, bicycles or going by foot on a broad network of pathways connect to the resort and the farm. Public, manicured lawns will feature things like bocce courts, gazebos and gardens. There will be a fitness lawn for Pilates and Yoga.

The Appalachian Trail runs alongside the Children’s Lake of Boiling Springs. This storybook town has welcomed Allenberry visitors for decades. As the resort and community grow, all will benefit from the reciprocal effect of thousands of visitors. An example of this is TCO Fly Shop. They have helped outfit, educate and influence explorers and anglers. The Yellow Breeches, bordering the community, is said to be one of the most exceptional fly-fishing creeks in the world.

Located in the Cumberland Valley School District, the location and setting are incomparable to any other community in Central PA. It is truly extraordinary.
